Project Description:
The tree-lined pocket of Prahran is distinguished by its heritage architecture and exclusive lifestyle. 15 Irving Avenue is a distinct offering that sits comfortably alongside its notable neighbours. Lushly planted gardens and timber becks will surround the townhouses that have a generous outdoor component and individual entries protected by pergolas. Separate access stairs run from most townhouses to their own private garage that has enough room to accommodate tools, bicycles and/or a wine cellar.
The floorplan is a cohesive vision that adeptly balances beautiful design and livability. Everything here has a purpose, that it looks magazine-worthy is a calculated bonus. All bedroom and living areas have access to abundant natural light that flows in from expansive windows at both ends of each residence and via full-length glass sliders. Builds from the top-end developer use premium materials so timber floors, Miele appliances, stone benchtops and lustrous splash backs are the standard.
Design luxuries also include high ceiling (the kitchen also has a loft-like ceiling and skylight), doors are higher than the norm, bathrooms are generous in size and amenity and a singular piece of joinery runs the length of the large living, dining and kitchen zone. This custom designed piece includes a media unit, study and integrates the kitchen appliances and pantry, provides an extra level of storage.
Glenvill Projects were contacted directly by the client after a referral from a joint associate. They provided upfront cost plan advice as well as construction of the sales/marketing suite. Based on the certainty of price and buildability input to ensure the project stayed on budget during the early design phase Glenvill Projects were awarded the build.
